The price of homes for sale on Lake Minnetonka are heavily influenced by which lake or bay it occupies. The eastern and southern lakes, with their long water views and quick freeway access to Minneapolis and the rest of the Twin Cities, are the most coveted. The next tier of desirable Lake Minnetonka lakeshore lots includes sheltered bays in the north and west that allow for recreational boating activities. Lakes with lower quality water ratings, short water views, and those furthest west of the chain are the most affordable, but still require significant capital to purchase.

Over to the northwest and northern parts of Lake Minnetonka you’ll find homes in the Orono school district, which serves parts of Orono, Minnetrista, Minnetonka Beach, and parts of Wayzata.
