The Lake Minnetonka area, as defined by the Minneapolis Area Association of Realtors is a total of 14 different municipalities: Deephaven, Excelsior, Greenwood, Long lake, Minnetonka Beach, Minnetrista, Mound, Orono, Shorewood, Spring Park, St. Bonifacius, Tonka Bay, Wayzata, and Woodland. That is a lot of cities to graph, and many of them have very small populations that make it tough to find real trends in the data.
Thus, we prefer to look at the school districts that serve the majority of these communities (St. Bonifacius is part of the Waconia School District and is not represented in these graphs). This provides bigger data sets, which give a more accurate assessment of the housing market around the Lake Minnetonka area. All of these charts look at previously owned, single family homes only. The chart itself will indicate whether each data point is a month’s worth of data, or a rolling average (typically 6 months).
